Landlord Partnership Model
We agree a Minimum Monthly Income with you and commit to it in the contract. You keep full ownership and control of your property.
What is the LPM?
The Landlord Partnership Model is a management service with an agreed Minimum Monthly Income written into your Management Agreement. Income is assessed over each quarter, so stronger months balance quieter ones. If a quarter falls short, we pay you the difference.

LPM or Full Management?
Landlord Partnership Model
- Agreed Minimum Monthly Income, assessed quarterly
- Higher fee, because we carry the shortfall risk
- Fee agreed per property in your proposal
Full Management
- No minimum income — you receive what the bookings earn, less our fee
- Lower fee: 10% of gross booking revenue for your first 3 months, then 15%
- You keep more of strong months
Both services have a minimum 3-year term with a break clause at 12 months, and a monthly statement and payout by the 14th of the following month.
The Minimum Monthly Income and all terms are set out in a written Management Agreement for each property. Subject to property suitability, consents and contract.
